A green, environment-friendly building can be defined as a building that is considered within the framework of its life cycle, starting with the choice of land; it is designed with a sense of social and environmental responsibility, and is suitable to the climate and specific local conditions. These buildings do not consume more energy than is needed and prefer renewable energy sources; they are sensitive to ecosystems and use environment-friendly materials that do not generate waste.
The “green building” status depends on energy and water usage, location choice, design, innovation, ecological building materials, construction technique, and selective approach to the reuse of waste materials.
Environment-Friendly (Green Building) Certification
Leadership in Energy and Environmental Design – LEED
The LEED certification system was developed by the USGBC in 1998 for environment-friendly buildings.
The LEED certification system evaluates the performance of a building and helps it meet its sustainability targets.
LEED for Homes evaluation system is a green building evaluation and certification system developed by USGBC for low- and mid-rise houses and buildings. Certified environment-friendly buildings not only use energy and water efficiently, they also address the health and comfort of dwellers. The design of environment-friendly buildings plans for factors that directly affect human health such as high-quality indoor air, natural lighting, temperature and humidity control, and waste management, and aims to leave the end-user a cleaner environment through methods employed during construction. It has been observed that individuals who live or work in environment-friendly buildings get sick less often compared to other buildings and exhibit higher work performance.
There are two separate certifications at HEP Istanbul for the blocks and the row houses. High blocks receive LEED-NC (New buildings) certification, while low-rise row houses receive LEED for Homes certification.
Efficient water fittings have been used throughout the buildings for water efficiency, resulting in a 20%-drop in water consumption. Plants with low demand for water have been preferred for landscaping. The HVAC system and lightning have been designed to maximize the energy performance of the buildings. Glass panes minimize heating load. Green roofs have been used, and exterior lighting creates no light pollution. There are parking racks for bicycles.
A considerable part of waste material generated during construction is sent to recycling/reuse. Permanent construction material used in the buildings has been provided by local companies and contain varying percentages of recycled material. In order to preserve the interior air quality during construction, chemicals such as paints, primers, glues, etc. have low levels of VOC. Door sealing tests have been conducted to prevent air leaks in buildings. Hallways on each floor have waste rooms with separate containers for recyclable wastes. The local municipality of the district collects recyclable wastes separately. The following materials are collected for recycling: paper, carton, glass, plastics, and metals.
The gates, access roads to blocks, block entrances, and courtyards have appropriate coverings for pedestrians, cars for the disabled, and strollers; elevators suitable for cars for the disabled allow for safe circulation of both pedestrians and the disabled. The landscaped green areas of the complex and all of the garden level are closed to vehicles. Smoking in common areas is forbidden; smoking is allowed only in specially designated outdoor areas that are eight meters from buildings.
The management of the complex invites volunteers of Tekfen HEP Istanbul Project to pool their cars as part of the “Take Me, Too” program within the framework of sustainable environment awareness as defined by LEEDS certification.
In addition, less cars on the roads mean less pollution and less traffic congestion!
